The Real Estate Unit Subdivision Program announced that over 3.6 million square meters of real estate units were subdivided during the first quarter of 2021, achieving record figures with a 56% increase compared to the first quarter of 2020. In a press statement, the program explained that in Q1 2020, more than 2 million square meters of real estate units were subdivided, and in 2020 overall, the program successfully subdivided over 130,000 real estate units. This was accomplished through the Real Estate Unit Subdivision service, which covers properties located in designated geographical areas with shared parts and facilities, such as towers and residential or commercial complexes. The initiative enables each unit to have an independent title deed, aiming to deliver regulatory solutions that promote transparency in the real estate market and encourage families to own properties in real estate complexes with ease and convenience. The program noted that a Real Estate Unit Subdivision Certificate can be issued electronically via the link https://subdivision.housing.gov.sa/article/159. This service is part of the program’s efforts to facilitate property transactions—whether buying, selling, or leasing—and to streamline access to various services that require verified subdivision data for real estate units. The subdivision certificate is an official electronic document issued in the name of the property owner, detailing the specific data of the subdivided unit. The Real Estate Unit Subdivision Program is one of the Housing Program’s initiatives, designed to subdivide or re-subdivide buildings and real estate complexes into multiple real estate units. This ensures all details about each unit are accurately documented, including its share of land and common facilities, thereby safeguarding rights and ensuring optimal property utilization. This service is available to beneficiaries (property owners or developers) through certified consulting and surveying offices accredited by the program. After thorough review and approval of requests, subdivision records are issued and forwarded electronically to notary offices, enabling the issuance of official title deeds to beneficiaries.
