Real Estate Unit Subdivision Records 88% Growth During Q3, Jeddah Leads in Subdivision

The Real Estate Unit Subdivision Program recorded an increase in the number of subdivided real estate units during the third quarter of 2022, exceeding 88% compared to the same period in 2021, with the program subdividing approximately 19,000 real estate units.  This was announced by Engineer Muhannad Al-Aboud, Director of the Real Estate Unit Subdivision Program, who stated that the total number of subdivided units since the program’s inception has surpassed 207,000 real estate units. Jeddah Governorate ranked first among cities in the Kingdom, with over 53,000 real estate units subdivided, followed by Riyadh with over 46,000 units, the Eastern Province with approximately 28,000 units, Makkah with around 21,000 units, and Aseer with 18,000 subdivided units.  Al-Aboud emphasized that diversifying residential options for prospective property owners has encouraged real estate developers to construct properties and real estate complexes and subdivide them into units, thereby increasing the availability of real estate supply to beneficiaries. The program continues its efforts to enhance and streamline the customer experience by automating operations electronically in coordination with various government entities, including the Ministry of Justice to facilitate the issuance of title deeds upon completion of subdivision procedures, and the Balady Platform to verify construction permit data necessary for subdivision operations. Furthermore, the program provides a comprehensive list of engineering offices accredited by the program to assist real estate developers in processing subdivision requests through the Real Estate Unit Subdivision Platform.  The program had earlier introduced the Premium Service, which has helped reduce the timeframe for engineering offices to submit subdivision requests and has accelerated data entry processes by 70%. This is achieved through an automated engine that analyzes property plans based on surveying data, eliminating the need for manual entry.  The Real Estate Unit Ownership, Subdivision, and Management Law and its Implementing Regulations aim to strengthen the role of the Real Estate Unit Subdivision Program in subdividing real estate complexes for both residential and commercial purposes. The law ensures the protection of property owners’ rights within shared areas, specifies these areas, and organizes related systems and service facilities within properties and among properties in real estate complexes. These efforts are part of broader initiatives to promote sustainability and improve the efficiency of the real estate market, in line with the Housing Program’s objectives under Saudi Vision 2030.
