Over 9.3 Million Square Meters Subdivided During Q1 at a Rate of 10,000 Units Monthly

The Real Estate Unit Subdivision Program recorded an increase in the total number of subdivided square meters during the first quarter of 2023, exceeding 9.3 million square meters for more than 30,000 real estate units.  The program reported notable growth in its figures during the first quarter, with an increase of over 36% in the number of subdivided square meters, while the growth rate in the number of subdivided real estate units reached more than 42% compared to the same period in 2022. The monthly average of subdivided units exceeded 10,000 units, with some subdivision requests completed in no more than 24 hours through the use of the premium service.  The program had previously launched the Electronic Subdivision Request Submission service, enabling property owners or real estate developers to contract with engineering offices to obtain competitive price quotes, or directly select engineering offices for property surveying and to submit subdivision requests electronically.  This service was introduced following the automation of subdivision request procedures, offering property owners and real estate developers speed and ease in selecting engineering offices for surveying properties. It also serves to regulate the contractual relationships between parties, foster competition among engineering offices to enhance quality and expedite the completion of subdivision requests, and allows for the specification of timeframes and pricing for submitted requests in line with established regulations and controls.  The program reaffirmed its continuous efforts to develop regulatory solutions for the real estate market that provide beneficiaries with a high degree of transparency and clarity in understanding their obligations and rights related to shared property components. This ultimately empowers them to own various types of properties. Additionally, the program enables the subdivision of real estate complexes located within defined geographic areas and connected by shared components and facilities—such as towers and residential or commercial complexes—into multiple real estate units, each with its own independent title deed.  The Real Estate Unit Subdivision services include the subdivision or re-subdivision of buildings or real estate complexes into multiple units, as well as the redistribution of property components through merging or division. These services identify all details regarding each unit, its share of the land area, the common areas within the property, and its usage rights. The services are made available to beneficiaries (owners or developers) through engineering and surveying offices accredited by the program. After careful review and approval of subdivision record requests, they are electronically forwarded to notary offices to facilitate the issuance of ownership deeds.
