The Real Estate Unit Subdivision Program, under the Real Estate General Authority (REGA), has announced the official rollout of the “Electronic Subdivision Request Submission” service to all engineering offices across every city in the Kingdom. This comes following the launch of the service’s pilot version in the recent period. The service enables property owners and real estate developers to submit electronic subdivision requests to receive price quotes from engineering offices or to directly select an engineering office for property surveying, submission of the subdivision request, and execution of the contract through the Real Estate Unit Subdivision electronic platform. The Real Estate Unit Subdivision Program clarified that this service was introduced after the automation of subdivision request procedures. It is distinguished by its efficiency and ease, allowing property owners and real estate developers to quickly and conveniently select an engineering office for property surveying. Furthermore, the service regulates contractual relationships between parties and enhances competition among engineering offices, thereby improving the quality and speed of subdivision request processing. In addition, it allows for the specification of timeframes and pricing for submitted requests in accordance with defined regulations and controls. It was also stated that applicants are required to provide an electronic title deed, a building permit, separate electricity meters for each unit, and an electricity meter for common areas in order to benefit from the “Electronic Subdivision Request Submission” service. This service is provided free of charge by the Real Estate Unit Subdivision Program to property owners and real estate developers. The services offered by the Real Estate Unit Subdivision Program include the subdivision or re-subdivision of a building or real estate complex into multiple real estate units, as well as the redistribution of property components through merging or division. These services provide comprehensive details about each real estate unit, including its share of land area, the common property areas, and the associated usage rights. The service is made available to beneficiaries (owners or developers) through engineering and surveying offices accredited by the program. After the requests are thoroughly reviewed and approved, subdivision records are electronically sent to the notary offices to facilitate the issuance of title deeds for beneficiaries.
