Subdivided Over 10,000 Real Estate Units During October 2020

The Real Estate Unit Subdivision Program, affiliated with the Ministry of Housing, announced the completion of subdividing over 10,000 real estate units during October 2020, marking a record increase in the number of subdivided units compared to October 2019.  The program aims to subdivide real estate complexes located within specific geographical areas and connected through shared parts and facilities into multiple independent real estate units, each with its own title deed. This includes properties such as towers, residential complexes, or commercial complexes. These efforts are part of the Ministry’s ongoing work to create effective solutions for organizing the real estate market, improving transparency and clarity regarding rights and obligations in shared property areas, and facilitating homeownership within real estate complexes.  The program stated that the Implementing Regulations of the Real Estate Unit Ownership, Subdivision, and Management Law, effective from 21/1/1442 Hijri, were introduced to strengthen the role of owners’ associations in managing shared residential and commercial properties. These regulations ensure effective and direct management to address daily challenges, balance the interests of all stakeholders, and organize property management services, as well as the management of complexes and facilities within common property areas. The regulations also define and categorize these shared areas within and between properties in real estate complexes.  The Real Estate Unit Subdivision Program is one of the initiatives of the Housing Program, providing services to subdivide or re-subdivide buildings and real estate complexes into multiple units. These services determine all details of each unit, including its land share, common areas, and usage rights. Services are delivered to beneficiaries (owners or developers) through accredited consulting and surveying offices under the program. Once requests are reviewed and approved, subdivision records are issued and sent to notary offices for the issuance of official title deeds to beneficiaries.
