The Real Estate Unit Subdivision Program recorded a significant increase in the number of subdivided real estate units during the first quarter of 2022, with growth exceeding 76% compared to the same period in 2021. This increase is estimated at over 9,000 real estate units. Additionally, the total number of subdivided square meters rose by more than 70%, reaching approximately two million square meters compared to 2021. In a press statement, the program explained that it is responsible for subdividing buildings and real estate complexes into multiple real estate units to determine all details about each unit, including its share of the land, the common areas within the property, and the associated usage rights. This is done to streamline and expedite the processes necessary for issuing ownership documents, organizing them on a unified electronic platform that safeguards the rights of all beneficiaries in shared real estate projects, reduces the timeframe required to complete subdivision procedures, and enhances procedural efficiency. The program also stressed the importance of applicants adhering to the request submission mechanism. This includes attaching all required documents, confirming the accurate calculation of the unit’s proportion of land area, attaching settlement certificates or approved plans issued by municipal authorities, ensuring there are no discrepancies in construction areas, addressing any comments promptly, and resubmitting requests through the correct process. Such measures accelerate request processing, simplify procedures, and positively impact both the program and its beneficiaries. The program had previously introduced the Premium Service, which has significantly reduced the time taken by engineering offices to submit subdivision requests and has expedited data entry procedures by up to 70%. This improvement is made possible through an automated system that analyzes property plans based on surveying data, eliminating the need for manual entry. The Real Estate Unit Subdivision Program is part of the broader efforts of the Ministry of Municipal and Rural Affairs and Housing to regulate the real estate sector, ensure property rights, improve utilization, and simplify the issuance of ownership documents. These efforts support the objective of raising the Saudi homeownership rate to 70% by 2030, in alignment with the goals of the Housing Program, one of the initiatives under Saudi Vision 2030.
