Over 96,000 Units Subdivided, Covering More Than 30 Million Square Meters in 2023

The Real Estate General Authority (REGA) announced the subdivision of over 96,700 real estate units across various regions and cities of the Kingdom during 2023, with total subdivided areas exceeding 30 million square meters. REGA explained that the total number of requests received through the Real Estate Unit Subdivision electronic platform approached 13,000 requests, resulting in the subdivision of more than 96,700 real estate units. Among these, subdivided residential real estate units exceeded 95,000 units, commercial real estate units surpassed 1,000 units, and 100 administrative offices were subdivided. Reports from the Real Estate Unit Subdivision Program highlighted the top five cities in terms of the number of subdivided units. Riyadh ranked first among the Kingdom’s cities with over 28,800 subdivided units, while Jeddah followed with more than 27,800 units. Makkah ranked third, with the number of subdivided units exceeding 7,300, followed by Aseer in fourth place with more than 5,100 subdivided units, and Taif in fifth place with over 4,300 units. It is worth mentioning that REGA had previously announced that the Real Estate Unit Subdivision Program recorded the subdivision of more than 100 million square meters of property areas since the program’s inception and up to last October. The program provides services for subdividing or re-subdividing a building or a real estate complex into multiple real estate units, enabling each unit to have its own independent title deed through an integrated electronic platform. REGA also explained that, since the launch of the Real Estate Unit Subdivision Platform, more than 45,000 requests have been received, resulting in the subdivision of over 317,000 real estate units, including more than 312,000 residential units, approximately 4,000 commercial units, and over 400 administrative offices. Several services and enhancements have been added to the Real Estate Unit Subdivision Platform, including the Electronic Subdivision Request Submission service, which allows property owners to contract through the electronic platform with engineering offices and obtain competitive price quotes for property surveying and subdivision request submission. This service is characterized by its speed and ease in enabling property owners to select engineering offices efficiently. It also regulates the contractual relationships between the parties, increases competition among engineering offices, and improves both the quality and speed of subdivision request completion. Moreover, the platform allows users to determine the timeframe and pricing for submitted requests in accordance with clearly defined regulations.  In addition, measures have been implemented to reduce by 70% the time engineering offices spend entering subdivision request data by automating this process instead of relying on manual entry. The technical integration with the Balady Platform to verify construction permits has also simplified request procedures, ensured the accuracy and quality of data uploaded to the platform, and reduced overall processing time.  The re-subdivision service further allows owners of residential, commercial, or mixed-use real estate units to re-subdivide units, shared properties, real estate complexes, or any part thereof. This may involve fragmentation, merging, addition, or other related services, thereby enhancing flexibility in real estate management and ownership documentation.
